General

Slip rent is billed quarterly in advance and is due on the 1st day of the quarter. Bills will be mailed 2 weeks prior to each quarter. A finance charge of 2% will be applied monthly to all accounts that are not paid within 14 days of the due date. Any delinquent bill shall give the Marina the right to remove the owner’s boat from its slip without additional notification. Upon receipt of past due balance the vessel may be returned to its former slip, if available, at discretion of Management.

Slip availability is not guaranteed for seasonal slip holders who give up their slip during the winter months. In order to retain your slip it is necessary to continue to pay for the slip even during the boat’s absence. Sub leasing of a slip is not allowed and the marina management reserves the right to use the slip, if not occupied by slip holder’s vessel, for transient boats or for temporary storage of brokerage boats. Thirty days advance notice to management is required when giving up a slip. If notice is not given the slip holder will be charged for that month’s rent. If a slip holder vacates his slip after giving the required notice, unused whole months of prepaid rent are refundable. Refunds will be mailed at the end of each quarter. 

Electricity.

Slip rent includes use of electricity when slip holder is on board weekends and vacations. There will be a flat charge of $30 per month for vessels plugged in daily during the months of April through November for battery chargers and fridgerators only.. There will be a charge of $60 per month for vessels plugged in December through March. Marina customers that choose to carry on fishing until 31st December can make special arrangements with the Marina management for electricity to keep boats heated. Management requests/recommends that engines be winterized. Should winter power failures occur, systems that have not been winterized can be damaged. Electric heaters may only be used with inspection, approval and permission of management. Customers who do not winterize and use approved heaters at any time during winter (December – March) will be charged in full for electric for the month if not aboard the vessel. 

Transient Boats : Short Term/Long Term.

Transients boats will be charged $1.50 per foot, per day. Short Term/Long term transient boats (30 days plus) will be charged $395 per month plus $2.00 daily electricity.  

Trailer and Dingy Storage.

Dingies on rack - $60.00 per year

Dingies on trailers - $40.00 per month

Gas and Diesel Fuel

Mid range gas and diesel fuels are available at the fuel dock, 6 days a week, generally between the hours of 8am until 5 pm. Sundays until 2pm. Waste oil disposal. Call Stephen 804-512-6256. 

Laundry Facility

The self service coin operated laundry room is located behind the marina office near the gas dock and is open 24 hours daily year round. Due to high demand, please remove clothes promptly when cycle ends. There is a public laundromat in Warsaw for large or multiple loads. 

Parking

There is an area reserved for loading and unloading at the entrance of each dock. Vehicles parked in these areas for more than 15 minutes are subject to being towed at owner’s expense. If you plan to cruise on your boat for an extended period, please be courteous to your fellow boaters and relocate your vehicle to one of the more distant parking areas. (Contact office for details)

Pets

Slip holders are expected to use good judgment with respect to the conduct and waste of their pets. Dogs are to be kept on a leash. Please have your dog powder his nose beyond the boat ramp or on top of the tall grass field away from the trailed boats. Please do not allow your dog to use the areas along the shoreline or near the swimming pool. Please collect waste and dispose. Shovels are available for accidents.

Sewage disposal.

The self service boat pump-out station is located beside the fuel dock. The fee for this is $5.00 and tokens may be purchased at the fuel dock or in the marina office. First time users may want to have someone from the marina staff assist them. There is no charge for the usage of the porta-potty dump station which is located on the hill below the swimming pool. Do not dispose of waste from porta-potties in the restrooms. Just a reminder to those who are not familiar with the limitations of septic systems. Please do not flush any feminine products, diapers or wipes down the toilet commodes. 

Swimming Pool.

The heated swimming pool is for the use of all slip holders and their guests (who need to be accompanied by the slipholder), transient boaters and tenants of the Farmhouse. The pool is open mid-May to mid-September (weather permitting). Daily hours are 10am to 8pm. Swim at your own risk, NO LIFEGUARD ON DUTY. No glass or pets in pool area. No diving, running or rough-housing. Children under 12 are to be supervised by an adult at all times

Trash Disposal.

ALL trash should be bagged and tied and put INTO the dumpsters. The dumpsters are located in the parking lot at the clubhouse and down between D and E docks. On busy weekends pickup trucks will be parked next to the dumpsters for overflow of bagged and tied garbage. No house trash allowed.

Ice, Soda and Snacks

Ice merchandisers are located near the office and at the entrance to D dock. Ice is available 24 hours per day. Payment is on the honor system, (payment boxes are located near the merchandisers). Please pay for ice and when you take it from the merchandiser. Non payment for ice when taken shall be grounds for eviction and prepaid slip rent will be forfeited. Soda and snack machines are located near the office for your convenience

Bicycle rack.

There is a bicycle rack and some complimentary bikes located at the entrance to A Dock (fuel dock) for use at no charge. Please conduct a safety inspection on the bike prior to usage and return it to the rack when you are finished. Parents, please educate your children on how and where to properly park a bike. 

Wireless Internet Service.

High Speed Internet (300 mbps) available.  Password available at office.

Miscellaneous.

It is our policy to only notify marina customers of emergency calls. If we do accept non-emergency calls we will post them on the notice board outside the office door. Children (and adults) who cannot swim should wear life preservers. Loaner children’s preservers are available on loan at no charge and are located near the office. If preservers are returned wet please hang on rail to dry. No carpets or rugs shall be attached to the docks or finger piers. Dock boxes shall be of fiberglass construction and be limited to 24”H x 72”L x 23” wide. Please see Stephen Trice for location. 

Insurance

We have an open door policy for contractors hired by owners to work on their boats. Each contractor must however have a certificate of liability insurance filed at our office.

Prior to leaving the marina, please take an extra minute to make sure that all loose items on your boat and the dock are put away or secured. Thunderstorms and high winds are very unpredictable.
